Can you hold a place before I apply?

Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Typically tenants pay the first month’s rent and a security deposit before move-in; some listings also require last month’s rent. All required fees and payment deadlines are disclosed upfront in the listing and application materials. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease, which is generally 18 years or older. -
Is the deposit refundable?
Security deposits are generally refundable if the lease terms are met and there is no damage beyond normal wear and tear. Deductions may apply for unpaid rent, repairs, or cleaning. Refunds are processed according to the lease and applicable law, with an itemized accounting when deductions are made. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history standards. Cosigners must meet financial qualifications and sign a guarantor agreement to secure approval. -
You have a property I want to rent. How do I apply?
You can apply online. This streamlines the process and keeps everyone up to date on the progress of your application. A complete application, application fee, and documentation—such as photo ID, proof of income, and rental references—are required. Our team provides clear instructions and timely updates throughout screening. -
How do I pay rent?
Rent can typically be paid through an online tenant portal, automatic bank transfer, or by check/money order, depending on the property. Payment methods, due dates, and late fee policies are listed in your lease and on the tenant portal. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet. Many properties allow pets with an additional pet deposit or monthly pet rent and may have breed, weight, or quantity limits. Service and emotional support animals are handled in accordance with applicable law—notify us so we can guide you through the process. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on the lease are typically responsible for the full lease term. If one tenant wishes to remain, that tenant must qualify independently or secure an approved replacement. We work with occupants to evaluate options and process lease amendments or new applications as needed. Change fees may apply. -
My lease expiration is coming, and I want to move out. What should I do?
Provide written notice of your intent to vacate per the notice period specified in your lease. Follow move-out instructions, schedule any required inspections, and return keys by the deadline to avoid charges. We’ll outline the vacate process and timelines to protect your deposit and ensure a smooth transition. -
Who is responsible for paying for repairs & maintenance requests?
We coordinate routine maintenance and repairs to keep homes well-maintained and preserve owners’ investments. Tenants are responsible for damage caused by negligence or misuse. Please submit maintenance requests promptly through the designated tenant portal or contact the office so we can address issues efficiently.
