Am I required to make my property available to Section 8?

Can I reach you after hours?

Can you put the money directly into my account?
Yes. We offer secure direct deposit for owner disbursements so rental income is transferred efficiently. Disbursements are reconciled and delivered according to the owner statement schedule. -
Do I get to see the lease or sign it?
Yes. Owners receive and may review the lease prior to execution. With your authorization we handle lease signing and administration on your behalf, while keeping you informed of key terms and tenant qualifications. -
Do you sell real estate too?

How and when do I get my checks?
Owner disbursements are issued on a regular schedule—typically monthly—after rent collection and reconciliation of expenses. Payments are provided via direct deposit or check per your preference, accompanied by a detailed owner statement. -
How is rent collection handled?
We manage rent collection using multiple payment channels, including online portals for electronic payments and traditional methods when requested. Rent enforcement follows the lease terms: automated reminders, late-fee application, and tenant follow-up to minimize delinquencies and protect cash flow. -
How long of a lease do you sign?
Standard lease terms are often one year, which aligns with local market expectations in Metro Atlanta. We also offer flexible lease lengths on request to meet owner strategy or market conditions, including month-to-month or extended terms. -
How much security deposit do you charge the tenant?
Security deposit amounts follow market standards and legal requirements. Typical deposits are based on rent level and tenant screening results; we set deposit amounts to balance risk mitigation and competitive leasing. -
How soon can you start managing my property?
We can begin managing your property once the management agreement is signed and the property is prepared for leasing. If the property is currently leased we can begin when you ask us to start. Our onboarding process—inspection, marketing setup, and tenant placement—usually allows us to start active management within days to a few weeks depending on readiness. -
What type of properties do you manage?
We manage a range of residential properties across Metro Atlanta, including single-family homes, townhomes, condos, and multi-unit buildings. Our services are tailored to each property type to preserve value and optimize returns. -
What type of reports do I get and how often?
Owners receive regular financial statements and activity reports—typically monthly—including rent collection, expenses, repairs, and maintenance updates. We also provide access to an owner portal and can supply additional custom reports on request. -
Who holds the tenant security deposit?
Tenant security deposits are held in a dedicated trust or escrow account in accordance with state and local laws. We follow legal and accounting best practices to ensure deposits are managed transparently and returned or retained per lease terms and applicable statutes.
